Repairs to Consider When Getting Your Home Ready to Sell | Boise ID Homes

As you are getting your house ready to put on the market, you may be trying to determine which repairs need to be made prior to listing. Though a home inspection or even your realtor can help you determine what you may need or not need to do, the below list may help you narrow down your repair list.

Tips for some common areas of the home where you may want to ensure you have made any necessary repairs.

Electrical – If you are not up to code on your electrical, you will need to have this done. Having an electrical system that is not up to your state code can prevent your house from selling. If you are up to code, it is important to remember that every inspection and potential buyer will be looking at your electrical panel. Therefore, it is a good idea to give it a quick cleaning, freeing it from debris and dust just to keep it presentable and easy to inspect.

Plumbing – You will not have many takers on purchasing your home if you have any plumbing issues. This can be a telltale sign for bigger issues. Therefore, before listing your house, make sure that you have had any plumbing issues taken care of. Do all the sinks work properly? Are all the faucets in good, working order? Do all the toilets flush properly? Are there any plumbing leaks under your sinks? The inspectors and the parade of buyers will be looking for these things. Open up the cabinet doors under your sinks and make sure there are not water spots from a pipe leak. You may also want to run several things at the same time to check the water pressure. Can a small family take a shower and run the dishwasher or washing machine? This is something a potential homebuyer may check so you will want to know if there are any issues with this, even if it does not concern you and your family.

Water Heater – How old is your water heater? Do you know? This is something you will want to check as well. When was the last time you cleaned it up and inspected it for issues? Now is the time. Check your water heater for any debris in the pan. Cleaning up the pan and the water heater itself is a good idea and really should be on your annual home maintenance checklist. However, in case it hasn’t been, you will want to be aware of its current condition. A rusty and/or leaky water heater can be a deal breaker or, at the very least, a point of negotiation. If you do not plan to replace the water heater, but it is old and rusty or worse, leaking, you will want to be ready to negotiate the price to compensate the buyer to have the water heater replaced. If you don’t want to find yourself negotiating with the sales price, have your water heater replaced if it needs replacing.

Heating and Cooling System – Another common place for negotiation during the sales process is the heating and cooling system. This is also another place that is not cleaned often as well. Even if your heating and air conditioner are in perfect shape, give the furnace a good cleaning, replace the filter, and make sure you vents are dusted. You will also want to clean off your exterior AC unit as well -weather permitting. Most potential buyers will not want to purchase any home with heating and air conditioning issues so make sure everything is in working order, including your thermostat. And don’t forget to dust off that thermostat too!

Septic System – If your home is on a septic system, you will want to have it inspected before you list your house. This is something EVERY potential buyer will ask about. No one will want to purchase a home with a septic system issue. Make sure you have proof of the inspection ready for review as well. If you have had regular inspections, you want to make sure that you have it emptied about two weeks prior to the listing. If it is on the market for a while, make sure you have it emptied on a regular schedule and not during showing days.

These key areas of the home can be deal breakers if they are in need of repair. Many potential homebuyers will walk away from a possible purchase if they feel there are any necessary repairs or issues in these key areas. If you have hired a home inspector, you will find that they will recommend repairs of any issues in these top areas as well. Have a professional check these out and make sure everything is up to date, up to code, and in service before listing your home to sell.
