Part 4 – Understanding Home Inspection Process

In Part 4 of our Understanding the Home Inspection Process, we will be discussing the home inspectors report and what is included.  The home inspectors report can seem daunting once you receive it.  It is usually many pages, upwards of 20 pages, and includes a summary of the home inspection findings as well as a detailed account of the inspection findings, the condition, and any suggested means of repairing any issues.

You will usually receive the report within two days to a week following the inspection.  The report is sent to the party that ordered the inspection.  That means that if the buyer ordered the inspection it will be sent to the buyer.

The report is set up the following way:

Information – This section will highlight the basic information regarding the house including the address, basic descriptive information, and the name of the owner.

Summary – The summary will explain briefly what was found during the inspection and any spots that are of particular interest or concern. This is generally one page and the best place to see what can the overall condition of the house and any repairs that you may want to consider before purchasing the house.

Findings – This section will go into detail each section of the house.  Each part will note what the inspector noted regarding each area of the house. For instance, there will be a section on the roof and its age and condition, noting any problem areas. The wiring, plumbing, siding, HVAC, and appliances will each be discussed in detail.  Photographs will likely be included in this section, particularly of any noted problem areas.

The home inspectors report can be quite lengthy and detailed. It is important to read it thoroughly and take it seriously. You will want to ensure that you take to heart any areas that need repaired before you decide what needs to be taken care of before you buy a house.
