10 Repairs You Must Do Before You Sell Your House

If you tackle these inexpensive and basic improvements, it will help your house really stand out in a very tough real estate market.

These days, when you put up your house for sale, you face stiff competition. Buyers in most areas of the country are faced with a great number of houses for sale. Before you try to ask total strangers to hand over hundreds of thousands of dollars in exchange for your house, be sure to make all of those little repairs you have been meaning to do for so long but never got around to doing.

Here are 10 basic repairs you can do to help get your home prepared for a white glove inspection by a prospective home buyer:

1. Repair any screen doors that are sagging, along with any other entry issues.

When it comes to making a good first impression, your home’s entrance is key. You need to be able to sell what the experience of living in you home is like. Buyers will notice signs of deferred maintenance or neglect. They want to avoid having hidden expensive problems that they will have to deal with in the future.

Ensure that all portions of your home’s entrance are in good working order. You will most likely need to install a new screen door if the current one is sagging. Old aluminum parts have a tendency to become too broken or bent to repair. The first thing you should do is try to replace any corroded or missing hinge screws. Then tighten any remaining parts.

Inspect your home’s perimeter. Look at it with a stranger’s critical eye. Rake, clip dead stems and blossoms, clear dead plants out of flower beds and haul away all yard waste.

What is the value of your home?

Another way to make a really good first impression is to give the front door a fresh coat of paint. What color should you paint it? Drive around the neighborhood to see what colors are popular in your community. A deep plum or bright red door looks great in some towns. However, it could seem like it’s over the top in others. Other potential great door colors are black, navy blue and forest green. The front door doesn’t have to match your home’s exterior and trim colors. It just need to look good next to them.

2. Spruce up your roof

Hanging gutters and missing shingles send a scary and loud signal to prospective buyers. You need to have your home appear as non problematic and as presentable as possible. When people go looking at property they have a lot of fears. What you want them to focus on are things like where will my bed go, and is this a house I can live in. You don’t want a prospective buyer thinking, oh no, what’s wrong with the roof?

Have a roofer replace any broken or missing roofing tiles or shingles. If a roof has moss growing on it, that can be a sign of neglect. That is why it is so important to clean it off. Hire a roofing expert to get rid of the moss or get recommendations for somebody who can do the job. Roofing professionals might suggest that the roof surface be treated with a chemical in order to kill the moss. Another thing they might recommend is to install zinc strips to the roof ridge. When water runs over the zinc, it washes zinc carbonate in small amounts over the roof. According to Z-Stop, the manufacturer of the strips, this kills moss and algae. When you hire a roofer, it is very important for you to check their referrals. Your roof can be damaged by amateurs who use high pressure power washers carelessly.
