10 Repairs You Must Do Before You Sell Your House Part 4

8. Stop faucet drips

One thing that can really call attention to itself is a dripping faucet. Fortunately, it isn’t hard to fix. Turn the valves beneath the sink over to the right to shut the water supply off. Next, test the faucet and make sure the water is completely shut off. While you are underneath the sink, look to see if there is any moisture on the sink cabinet’s floor, around the valves and on the wall. Check on the supply lines as well the lead to the disposal and dishwasher. Get a plumber if the areas are wet.

If you have a newer, single-arm rotating faucet (that runs both cold and hot water), make note of the brand and go to the hardware store to buy a faucet rebuild kit (costs approximately $50). There is a metal ball that is on a stem inside the faucet’s arm that allows the handle to swivel and lets water flow in all directions.

This kit contains 6 to 12 parts that are very likely to fail. They include gaskets, springs, O rings and metal ball. The concept is to replace all of the parts instead of attempting to diagnose what the problem’s exact source is. Dismantle the faucet and lay out the parts in order onto a paper towel. Draw a sketch or take a photo to assist you in reassembling it. Replace all of the old parts. Then reassemble the faucet. Finally turn the water on again.

If you have an older faucet that has independent cold and hot water faucets. Next shut the water off underneath the sink. Then separately dismantle the two sink’s faucets. Take the washers off (rings that are made of brass, plastic or rubber), then place them inside a plastic bag. Take them to a hardware store and get replacement parts. Finally reassemble the faucets before turning the water on again.

You can always call a plumber if you don’t want to go through this much trouble. It should only take about an hour for a plumber to install of the new parts if there aren’t any complications.
9. Restore damaged baseboards

The appearance of your house can be greatly detracted by damaged baseboards, and it is easy to fix this. These types of small things have a tendency to stand out. The first thing you need to do is get rid of the smudges and scrapes that are left by toddlers and pets. A sponge works very well on painted surfaces. Use spackle to fill in the dents. Sand the baseboards until they are smooth before repainting them. If you don’t have the original paint color’s name, chip a coin-sized piece off, then put it in an envelope and take it to a paint store. They can match the color on their computer.

Before painting, use primer. Paint the whole baseboard piece instead of just retouching small areas. An eggshell washable finish is a good choice. White is a good choice to make the trim and baseboards and look clean and crisp.
10. Repair cabinet scratches.

One way for you to quickly improve how your worn cabinets and unpainted woodwork looks is to apply a product that will even the surface color out. Cover scratches on cabinets and woodwork using a Tibet Almond Stick or Old English Scratch Cover. These products can be found at home improvement and hardware stores.

The almond stick will go on clear, however it covers up scratches. If you have shallow surface scratches that are on dark finishes, try using an almond stick. It doesn’t always work. However, even good results over time can fade, so you will periodically need to reapply it.

Old English has separate formulations for dark and light wood. Use these carefully since the stains are oily. First try a product out in a corner. The results won’t be noticeable there. Dark stain should not be used on light wood. Use lemon oil for polishing wood cabinets until they glow.
