10 Must-Do Repairs Before Selling (Part 2 of 4)

3. Clear And Caulk The Gutters

On a day when there has been no rain or snow, go up a ladder and clean the gutters. This will allow water to flow through it with no interruptions. Re-caulk the end caps of the gutter while you are already up there. By crimping and caulking the ends, you will make your gutter seamless. This will protect the siding of your home from being damaged by water due to worn caulk.

The first thing you need to do is make sure that the gutter is perfectly dry. This will help the caulk stick better. The best type to use would be those made of flexible butyl that was made for the outdoors. If you want, this can be verified by speaking with an expert at your local home improvement store. The color is not important since it will be inside where no one can see it. Squeeze a liberal amount onto your finger and spread it along the seams of the gutter cap. Again, no one will see this, so you don’t have to worry too much about it.

4, Patch All Nail Holes And Apply A Fresh Coat Of Paint

It is a good idea for you to patch up any holes that have been left in the walls by nails. You can use lightweight putty, which can be found at any hardware store. Use a putty knife to apply it and be sure to remove any excess. After you are sure it is thoroughly dry, sand the area until the putty is level with the wall. Cover all of the repaired areas with a coat of primer. Repaint the entire wall since you do not want there to be any mismatched paint. If the hole is much larger than that left by a nail, you should call in a pro. Doing a shoddy job will give people the idea that you are trying to hide something.

5. Divorce Your Smoking Spouse And Airmail Your Feline To Tim Buck Too

While I am kidding around about this, smelly homes are at the top of the list of ways to kill a deal. When strangers enter your home, one of the first things they will notice is the way that it smells. Trying to use things like potpourri or scented candles is not a good idea. Once buyers smell these fragrances, they will assume that you are trying to mask some type of odor.

Make sure that the kitchen and bathroom have been thoroughly cleaned with bleach. Also, make sure to re-caulk any cracks since stinky mold can grow there.

If people have been smoking in the home, this means you will have to do plenty of extra work. In order to remove smoke smells from walls, it is suggested that you clean them with a product that contains an alkaline builder, Ammonia is a very good example of this. After cleaning, use a coat of primer to seal in any odors. Finish by applying a new coat of paint. It would also help to change the filter on your furnace.

You should ban smoking in the home, but also on any part of your property since the smell can linger. A garden full of cigarette butts is not very attractive. While you are in the process of selling your home, you should board your cat elsewhere. If that is not possible, make sure that you change the litter daily. Continued in part 3 of 4.
